Why I Wrote The Smart Land Investor book — And Who It’s Really For

 

I’ll be honest with you. I almost didn’t write this book.

Not because I didn’t have things to say. After 15 years in real estate and 55+ land deals, I had plenty. But I kept asking myself the same question: does the world really need another investing book?

The answer, I eventually decided, was yes — but only if it was a specific kind of book. One that didn’t exist yet.

The Problem I Kept Seeing

For the past several years I’ve been buying and selling raw land across the United States. And in that time I’ve had hundreds of conversations with people who are curious about real estate but feel completely priced out of it.

They’re not wrong to feel that way. The median age of a first-time homebuyer in America is now 40. That’s up from 29 when the survey started in 1981. Housing prices have outpaced wages. Down payments have become significant barriers. And once you finally get in — there are tenants, toilets, and midnight maintenance calls waiting for you.

So people give up. They tell themselves that real estate is for people who already have money. They put their savings in the stock market and hope for the best.

What almost nobody tells them is that there’s another option. One that’s been hiding in plain sight for years.

Raw land.

Why Land Changed Everything For Me

I came to land investing the hard way. I’d already spent over a decade in residential and commercial real estate — buying foreclosures, doing flips, building a portfolio of rentals, investing in hotels, office buildings, shopping centers, and debt funds. I thought I knew real estate.

Land humbled me quickly.

My early deals came with expensive mistakes. I bought properties from sellers who didn’t legally own them. I purchased land zoned industrial when I was certain it was residential. I bought a parcel so steep I still haven’t been able to sell it. None of these mistakes were catastrophic — the price points were low enough that I survived them. But they were permanent lessons.

Those mistakes built the system I use today. And that system is what this book is about.

Last year we purchased 55 land parcels. We have helped buyers own tangible land assets for as little as a few hundred dollars down. And we’ve done all of it without tenants, renovations, or the headaches that come with traditional real estate.

Who This Book Is For

I wrote The Smart Land Investor for a specific person.
